Selling your home in summer

Summer is an excellent time to sell property, say some property experts. Families looking to buy and move into a school zone are usually more active over summer, and what home doesn’t look its best when the trees are green, lawns are lush, and flowers are blooming? If you are considering selling up this summer, take a look some of these useful tips for preparing your property for a summer sale.

Curb appeal
A good first impression is crucial so ensure your front garden is immaculate: mow the lawn, prune trees and hedges, weed the garden and plant flowers. Check that fences are in good condition, that the front gate is clean, tidy and working well and that the letterbox is clearly numbered. Make sure the section is tidy and inviting to potential buyers.

Clean the outside
Clean out the gutters and pressure wash the outside of your home. Fix any issues like leaks and damaged retaining walls or broken drains. Dripping taps, cracked windows or holes in the walls should all be repaired. A fresh coat of paint can instantly restore tired walls and window frames.

Declutter
Decluttering your home will make it look larger and more appealing. Pack away things you don’t use every day – consider hiring a storage unit to store any surplus furniture or boxes of items that you’ve packed away. Remember to tidy and organise cupboards and drawers too as buyers may want to check storage during an open home.

Depersonalise
Most buyers try to visualise their own things in a new property so pack away your personal photos and items to avoid distracting potential buyers. Paint your walls a neutral colour that will appeal to a wide range of buyers. Consider having your home professionally staged if your furniture is tired or try to stick to understated pieces of furniture.

Deep clean
Once your home is free from clutter and surplus furniture, it’s a good time for a deep clean. You may want to hire a professional cleaning company to do this for you. Have the carpets professionally cleaned, paying particular attention to stains and smells. From ceiling fans to floors and everything in between, clean every surface.
